If you’re looking to sell your property, a complex of flats, a nice little home you own or even a small retreat somewhere away. You can get that little bit more by having Solar Panels installed whilst also making your property more attractive both visually and financially due to this addition. But how?
This is how Solar PV helps you with your property value
Saving money, it is a no-brainer that anyone will do what they can to cut costs and mitigate things like their energy bills. But getting a Solar PV array installed on a property can also be quite costly, depending on the size of the system you are having.
Because of this, someone who may be interested in Solar Panels, whether that be an individual who is climate conscious, somebody who wants to lower the cost of their bills or even people amidst younger generations like Gen Z who are now getting into home ownership. The demographic of who is looking at a property is important in this. We’ll break it down first.
People who are climate conscious are very aware already of how beneficial Solar PV is for lowering C02 emissions, they already know about the financial benefits, but they care more about how the property will align with their goals of improving the environment around them. Solar Panels are their priority, pulling away from the national grid and traditional energy sources into Renewable sources. And to them, their home needs to be able to check every box, being green and environmentally friendly in every possible way.
The second individual identified here are what for today we’ll call cost cutters. These are the people who want a solar array specifically for the benefit of lowering costs. The Cost Cutter aims to mitigate the costs on their bills and maximise on savings through generating their own energy, they are more likely to purchase a property with a solar array installed so that they can begin benefitting and saving off the bat. They are already looking for what is the best possible deal for them, so having that extra addition of a solar array to stand as a selling point to them is a huge advantage. The benefits they will stand to gain from having an array pre-installed coupled with the convenience of not having to plan, pay and go through the process of having an installation would be their biggest target to hit, and will more than likely be how you get them in!
The final individual we’re going to identify here is Gen Z. The current generation who are moving into adulthood, getting their first homes, making their first moves. But alongside that Gen Z have been the generation to have an entirely new view of the world, pushing for more fairness and better treatment across the board, making things more accessible for everyone, and most relevant to this, looking after our planet, undoing the damage prior generations have caused in their capital ventures and creating a better environment not only for the current generations, but generations to come.
It is with this in mind that, when looking for their new home a Gen Z individual is more likely to be considering these values of their generation. But it isn’t just that, is it.
It is not a secret that right now the housing market is a bit of a nightmare, especially for a young, first-time buyer. So, they, just like the cost-cutter are going to want relief in any way possible and as we discussed previously, that is where your roof with Solar Panels pre-installed come into play. A paper published in 2024 by Swansea University reported that homes with Solar Panels within their city had an increase of worth by around 7.1%, In 2021 the SEUK reported that after an assessment of five million homes, those with Solar Panels were ordinarily worth more than £1,891 – £2,722 more than those in the same areas without, and in 2022 a study by Insurer Admiral reported that buyers were willing to pay 25% more for homes with Solar Panels than homes without. Rightmove data also showed that homes listed with Solar Panels had a 10% higher worth than those without across 13 different cities.
How about your EPC rating? A higher EPC rating will raise the chance of selling your property, properties that fall into an A or B rating tend to sell higher due to them being more energy efficient, showing this with a lower running cost is likely to attract buyers as it makes your home look more appealing, especially in terms of finance.
